CAPABILITIESStatement HISTORY In 1955 the general contracting firm of Grunley Walsh and Blanche Inc. was founded by Martin Grunley William Walsh and Thomas Blanche. In 1961 the company was renamed Grunley Walsh Construction Company Inc. Kenneth Grunley son of Martin Grunley joined the firm in 1974. HISTORIC PRESERVATION Over the past 20 years alone Grunley has completely modernized or otherwise significantly renovated andor restored 49 historic buildings. Of this number 47 of the buildings are listed on the National Register of Historic Places NRHP the majority of which are located in the District of Columbia. These buildings date back to the mid- to late-1800s and through the 1920s 1930s and World War II era. Twenty of the buildings are National Historic Landmarks NHL 15 additional buildings are situated within a National Historic Landmark District and two are National Memorials e.g. The Washington Monument National World War II Memorial. This is a rare U.S. government distinction given to roughly three percent of the buildings on the NRHP for its national-level historical significance. Eisenhower Executive Office Building EEOB a National Historic Landmark. EEOB is 692000 square feet and located next to the White House. It is considered by GSA to be its most historic property. EEOB is occupied by 1500 Fed- eral workers including the Executive Offices of the President and Vice President. This project marked the first time GSA used Design-Build procurement for a major renovation effort. GSA awarded the project in three separate and distinct phases. The Grunley team was honored to have been awarded all three phases of design and con- struction. Phase I covered 192000 square feet within the existing building and included 21500 square feet of new constructiona new four-story central utility plant constructed within an existing courtyard with severe access constraints. The scope included the construction of 150000 square feet of SCIF-ready office space the installation of a modern infrastructure of mechanical electrical and IT systems extensive security enhancements and a new chilled water system sized to support the entire facility. AT FP compliant windows were installed. Phase II involved 172000 square feet within the existing building and 5400 square feet of new construction in the South Courtyard. A new HVAC system was installed along with an entirely new electrical power and telecommunications infrastructure. The South Courtyard was renovated and select areas were restored to their historic condition. The phase also included ATFP upgrades. Phase III involved modernizing the remaining areas of EEOB 213540 square feet and incorporating security enhancements to match those included in the initial phases. The project is seeking LEED- New BuildingMajor Renovation for certification compliance. It is 1290000 million square feet of building space covering five-acres on a two-block site. Grunley under a single contract has managed and completed five phases of a total six-phased project. The work has been ongoing since 2001 with substantial completion of Phase 1 in 2004 and Phases 2 3 4 and 5 in 2006 2008 2010 and 2011 respectively. The six and final phase is pending. During this time Grunley has successfully modernized andor renovated over 1000 offices including the office of the Executive Secretary the main staircase mailroom corridors stairwells elevators restrooms some historic and the main cafeteria. Ad- ditionally Grunley has modernized all MEP and telecommunications systems and has performed preservation of historic stone bronze plaster cork wood and painted elements. The DOI modernization is a LEED for Existing Buildings EB pilot project which has provided a wealth of information to the USGBC for use in developing new versions of the LEED EB program. Our work including specific added scope projects will lead to the complete modern- ization of the DOI Headquarters Building. The GrunleyRTKL design-build team was selected by the U.S. General Services Administration GSA to renovate this Romanesque style structure which is listed on the National Register of Historic Places. The six-story 140000 square foot building was renovated to increase occupancy levels for full-time employees from approximately 420 personnel to 762 as part of consolidation efforts of the U.S. Forest Service. The 18 million accelerated schedule included upgrades to the mechanical electrical and plumbing systems as well as the installation of acoustical and sound masking architectural features. Over seven miles of new mechanical piping was installed in a two-month span. In addition to the base contract Grunley completed work associated with three options exercised by the Owner including blast window installation a new shower and locker room and full-scale lighting upgrade. Additionally we constructed a 10000 square foot USDA Child Development Center that was an option to the base contract with a separate schedule deliverable. All of the work was accomplished while protecting and preserving the structures historic fabric. The project includes seven stories above ground a basement parking garage with two access ramps and a penthouse mechanical room. The 260000 square foot building has had several piecemeal updates over the years including installation of blast-resistant film on the windows replacement of the cooling towers and chillers build-out of the previous cafeteria and installa- tion of a new sprinkler system. Grunley completed the earlier renovations but this is the first large-scale modernization that has been performed. All of the existing HVAC systems will be replaced including ductwork the roof top unit RTU and variable air volume VAV boxes. The windows will be replaced while work proceeds on the renovation of the floors. Energy-efficient blast-resistant win- dows will be installed on floors two through six while the existing curtainwall on the first and seventh floors will be modified to receive energy-efficient laminated glazing. The three existing RTUs inside the penthouse will be replaced. As the building will be occupied during the construction a temporary air supply will be provided to the existing floors until they are switched over to the new HVAC system. We will upgrade the building one floor at a time. The project will seek LEED NC 2.0 Silver certification. FEDERAL DEPOSIT INSURANCE CORPORATION FDIC DESIGN-BUILD HVAC RETROFIT OWNER U.S. General Services Administration DATE OF AWARD February 2013 COMPLETION DATE November 2015 CONTRACT AMOUNT 27M ARCHITECT AECOM Washington DC Grunley and Gilbane Building Company serve as the Construction Manager as Con- structor CMc to provide Preconstruction and Construction Services for Phase 1 and Preconstruction Services for Phases 2-8 to modernize the Herbert C. Hoover Building. The building serves as the headquarters for the U.S. Department of Commerce and houses 3000 staff. Phase 1 included the demolition and rebuild of a 100000 square feet swing space in Courtyard 6 which enabled the phased renovation to take place. Phase 1 also in- cluded replacement of the cooling towers and replacement of the buildings primary electrical systems. Phase 2 renovated an existing structure in Courtyard 1 to serve as the main mechani- cal chiller room in the basement. On top of this courtyard structure we constructed a new three-story building to house mechanical systems. In addition new space was pro- vided for the National Aquarium and seven floors of office space along the Constitution Avenue side of the building. Phase 2 also included new green roofs the installation of all of the site utilities and new exterior upgrades. Plus the exterior of the building was cleaned and select locations repointed. Phase 3 involves the renovation of the second corridor of the building which is pri- marily office space. The entire Hoover modernization consists of eight phases spanning 13 years. The proj- ect is seeking LEED NC 2.0. Silver. HERBERT C. Building 5 is one of several buildings on the campus that will be modernized to provide additional office space for the U.S. Department of State. Once completed it will accommodate approximately 200 Federal workers. The project will entail creating approximately 18500 square feet of office space with open and closed offices building circulation and infrastructure support. The work will also include hazardous materials abatement selective demolition archi- tectural and structural improvements replacement of mechanical electrical and plumbing systems and installation of new security telecommunications sprinkler and fire alarm systems. Select historic restoration will be performed. Grunley will implement and maintain sustainable construction processes throughout comple- tion of the project. All work will be performed without impeding access to adjacent residences Federal buildings and the Institute for Peace. Meigs in 1881 and constructed between 1882 and 1887 the Pension Building housed the U.S. Pension Bureau a Federal agency created to award pensions to Union veterans. Now acknowledged as an engineering marvel the Pension Building became the National Building Museum in 1980. The museum now serves as Americas premier cultural institution dedicated to exploring and celebrating architecture design engineering construction and urban planning. In the 1980s Grunley performed four projects within the museum. Grunleys work included Removal and replacement of the entire roof decking system and roof replacement Complete exterior window replacement New elevator systems Clean and tuck-point of the exterior Repair the exterior frieze and terra cotta modillions Restoration of the Great Hall Work in the Great Hall included the faux painting of the Corinthian columns which are among the tallest in the world measuring 75high 8in diameter and 25in circumference. The scope required the installation of 244 busts that fill the niches above the center court. This portion of the project required complete scaffolding throughout the Hall. Repairs included new lighting systems throughout the Hall as well as ornamental plaster stone and painting. NATIONAL BUILDING MUSEUM - THE PENSION BUILDING RENOVATIONS Washington DC OWNER U.S. General Services Administration DATE OF AWARD 1980 COMPLETION DATE 1984 CONTRACT AMOUNT 9.9M ARCHITECT Einhorn Yaffee Prescott Architecture Engineering P.C. Grunley was the prime contractor for the two-phase modernization of the Mary E. Switzer Building a historically-significant structure. This Federal building is 561000 square feet and houses staff of the U.S. Department of Education U.S. Department of Health and Human Services and U.S. International Broadcasting Bureau. Grunley performed the complete modernization of all mechanical plumbing electrical fire protection lifesafety elevators and telecommunications systems while the building remains approximately 50 occupied. Major work also occurred to architectural and structural systems. Two new two-story equipment penthouses were added. Historic preservation and restoration of VIP suites and public space with stone terrazzo wood plaster bronze doors and hardware has taken place in selected locations. The replacement blast resistant curtain walls had to match the appearance of the original curtain walls due to the landmark building status. The Switzer site is a restricted urban location with limited space for material staging. The entire perimeter of the site was maintained open for pedestrian and vehicular traffic flow. Operations of adjacent facilities were not impeded by Grunleys work at Switzer. MARY E. The U.S. Custom House occupies an entire city block in the heart of Philadel- phias Historic District. The 17-story facility houses numerous federal agencies. All work was performed while the facility remained occupied. The restoration work included Masonry restoration Repairreplacement of the windows A newgreenroof Replacement of the building tower lighting with energy-efficient fixtures Installation of a new lightning protection system and a high-efficiency boiler Funding for the project was provided through the American Reinvestment and Recov- ery Act of 2009. U.S. CUSTOM HOUSE RENOVATION AND PARTIAL MODERNIZATION Philadelphia PA OWNER U.S. General Services Administration DATE OF AWARD March 2010 COMPLETION DATE October 2012 CONTRACT AMOUNT 25M ARCHITECT TranSystems DPKA The IRS Headquarters project included work in every room within this 1.4 million square foot occupied 2200 IRS employees historic building and across its entire faade. The building was constructed 1928-1936 and is located within Washington DCs historic Federal Triangle. The modernization work occurred while the building was 100 occupied by federal workers including the offices of the Commissioner of Internal Revenue. Architectural work included demolition and fit-out of basement level utility spaces plus finished dance room fitness center shower facilities snack bar with food service facil- ity office space and storage. New primary electrical power system and mechanical systems for the entire building including five large air handling units and control systems were also installed. The project was executed within an active secure facility with specialized systems and protocols. All workers were badged for access to designated construction areas and work as required within occupied spaces. This federal office building is located at 800 Vermont Ave NW Washington DC. The Lafayette Building originally constructed in 1940 was designated as a National Historic Landmark in 2005. Erected during the Second World War the building ar- chitecture can be classified as Stripped Classical featuring light ornamentation and blending classical forms and high-quality materials from earlier periods with a mod- ern design approach. The building is named after the American and French Military Hero the Marquis de Lafayette. The scope includes but is not limited to a total refurbishment of the exterior faade and windows replacementupgrade of interior finishes preservation of significantly historic features and upgrade of all building mechanical electrical and plumbing systems including physical building security systems. The building will remain fully functional and partially occupied during construction. Tenants include personnel of the Export-Import Bank the U.S. Department of Veter- ans Affairs and commercial retail entities. The project is designed to achieve a LEED Gold rating. LAFAYETTE BUILDING MODERNIZATION Washington DC OWNER U.S. General Services Administration DATE OF AWARD September 2010 COMPLETION DATE January 2015 CONTRACT AMOUNT 86M ARCHITECT AECOM Grunley provided general contracting services for the construction of two new buildings totaling 133000 square feet plus a central utility plant all at the George P. Shultz National Foreign Affairs Training Center. The two buildings serve as adminis- trative and instructional spaces for the State Departments Foreign Service Institute. The two primary buildings are Building F which was constructed adjacent to the existing training center and Building K which is a separate building located beside the new Building F addition. Building F is a three-story concrete structure and Build- ing K is a three-story steel structure with a concrete basement. Both buildings have new high efficiency mechanical and electrical systems blast resistant windows brick facades and flat roofs. The interior finishes are modern educational style environments with training classroom office and assembly spaces complete with state of the art audio-visual equipment. Building K connects to the main building at Building F by use of a new connector link constructed primarily of steel and glass. Infrastructure upgrades were made to the Central Plant to support facility improve- ments and the addition of both buildings. The Owner exercised additional options to include the construction of a new addi- tion to the existing Childcare Center which earned LEED NC 2.1 Silver certification a new Visitor Center a new Dining Facility and other site improvements. GEORGE P. SHULTZ NATIONAL FOREIGN AFFAIRS TRAINING CENTER Arlington VA OWNER U.S. General Services Administration DATE OF AWARD October 2007 COMPLETION DATE April 2010 CONTRACT AMOUNT 48M ARCHITECT Holabird Root LLC This design-bid-build project consisted of the renovation and expansion of historic Building One on the new U.S. Food Drug Administration FDA campus. Building One is the focal point of the campus entry and houses the executive offices of FDA including the Office of the Commissioner. The scope of work included installing new energy-efficient mechanical plumb- ing electrical security and life safety systems restoring three historical staircases lighting and lobby space a new addition with full height curtain walls and an open atrium and suspended pedestrian bridges new entry structure with two new curved stone retaining walls monumentally engraved and a new campus security pavilion that serves as the point of entrance for all visitors. Site improvements included extensive grading new street lighting roads and traffic signage extensive new utility infrastructure new sidewalks curbs and gut- ters security bollards and over 150 new trees were planted along New Hampshire Avenue. This project required the team to effectively manage the construction on a site with limited laydown area several other contractors working on adjacent projects within the complex significant HVAC coordination historical restoration consider- ations and LEED Gold compliance. U.S. FOOD DRUG ADMINISTRATION BUILDING ONE RENOVATION RESTORATION AND EXPANSION White Oak MD OWNER U.S. General Services Administration DATE OF AWARD September 2007 COMPLETION DATE November 2008 CONTRACT AMOUNT 36.4M ARCHITECT KlingStubbins in association with RTKL PROJECT AWARDS Associated General Contractors of Metro Washington Merit Award-Restoration Renovation 2009 This 82 million project consisted of the restoration and adaptive reuse of six historic buildings totaling over 145000 square feet and the construction of a new modular utilities plant for this National Historic Landmark. The St. Elizabeths Adap- tive Reuse project is part of the first phase of a multi-phased construction project to consolidate the U.S. Department of Homeland Security which currently has offices located throughout the DC area into a single secure location. The individual build- ings that Grunley restored ranged from 105 to 157 years old. Our scope of work included restoration of the dining hallkitchen adaptive reuse of therelief quar- ters into a credit union with modern office and conference spaces construction of an underground gymnasium and the fast- track design-build of a modular utilities plant. The diversity of this project provided the opportunity for our team and sub- contractors to demonstrate the mastery of their trades. Grunley self-performed over 2 million of structural and finished carpentry work a significant portion of this was within the campus dining hall. Our self-perform work included removing restoring and re-installing over 10000 linear feet of bead-board from the dining halls ceiling and clerestory. Grunley also performed structural enhancements to the dining hall that included adding new members to the existing king post trusses that matched the existing trusses. The project is designed to achieve LEED Gold certification. ST. Renowned Architect Robert Mills who constructed the Washington Monument and Old Patent Office Building designed the East and Center Wings. The South Wing was completed in 1861 and the West Wing in 1864. The North Wing finalized in 1869 houses the famedCash Roomonce considered the most expensive room in America. Within all four wings the basement and five floors of building space were renovated while the building remained occupied and fully operational. The scope of the project included a new heating ventilation and air conditioning sys- tem a new electrical distribution system a new state-of-the-art communication and data system firelife safety upgrades including fire alarm and sprinkler systems and improvements to provide emergency egress a new plumbing system including new plumbing fixtures and modifications for compliance with ADA requirements. Additional work included installing new elevators and completing custom millwork stonework new finishes and decorative painting. Existing wood stone cast iron brass and goldleaf gilding were either restored or replicated. Considerable office space was renovated including space occupied by the Secretary of the Treasury. Re-structured a significant portion of the building creating new museum and exhibit space. Built a new 288-seat theater retail museum gift shop and cafeteriasnack bar. Today this prestigious building offers more of a public museum experience to the more than one million visitors who travel to the institution each year. It has also improved office space and facilities for the 100 NARA staff that works there each day and enhanced research facilities for the 80000 researchers who visit the facility each year. Currently the facility consists of three buildings the Thomas Jefferson Building John Adams Building and James Madison Building. The respective vintage of each building is late 1890s mid 1930s and early 1970s. Phase 1 Renovation Restoration Within the Jefferson and Adams buildings Grunley installed new electrical fire alarm and sprinkler systems and upgraded the existing mechanical systems. We also modified and upgraded to code the existing copper and steel sprinkler systems in both buildings. The sprinkler work occurred throughout office space utility space book stacks research space and The Rare Book Vaults. Some of the modifications were performed in orna- mental corridors and pavilions. Grunley also restored all ornamental and flat plaster restored and replicated the historic woodwork upgraded all doors frames and hardware and restored the marble and mo- saic tile elements throughout. Finish work included painting of all areas cleaning of all stone preservation of woodwork and restoration of specialty painting. Phase 2 Renovation Restoration The Phase II renovations updated the building systems in the West Main Pavilion all levels of the north and west wings of the Jefferson building and the south portion of the Adams building. The renovations were similar in scope to those completed during Phase I. Colonnades and Forecourts Grunley constructed six interior freestanding colonnades and installed architectural library casework and shelving within the pavilion areas of the Jefferson Building. Each colonnade was clad with millwork to match the architectural design of the adjacent elements. The forecourt installation added two-story bookcases and shelving the full length of both sides of the pavilion areas. The Memorials architecture is unique with various artistic elements symbolizing various aspects of the war. The elements include a wall of 4000 gold stars representing the more than 400000 Americans who died in battle during World War II. There are 24 Bas-Relief panels that depict scenes from World War II. The 56 granite pillars representative of the states and jurisdictions of the U.S. who fought in the war are adorned with bronze wreaths one oak and one wheat representing the military and agricultural strength of the country and connected together with a bronze rope motif representing the unity of the country during the period of time. The Rainbow Pool is one of the principal design features of the memorial. The historic waterworks of the Rainbow Pool contribute to the celebratory nature of the memorial and provides seating along the pool circumference for visitors. The project completed safely under budget by approximately 1 million and ahead of schedule. The project opened a month ahead of the formal dedication on May 29 2004. Daly Grunley working with its joint venture partner was the prime contractor on this prestigious project of technical complexity and historic significance. The joint venture cleaned re-pointed andor replaced all blocks of marble stone most dating from 1880. Further the team performed this intricate work from uniquely engineered scaffold- ing that is strategically braced against but not bolted to the monument. Of utmost importance were critical safety issues for both the work crews and the public as the Monument remained open to visitors for much of the project duration. The joint venture fulfilled unique designbuild requirements and coordinated com- plex overlapping work phases to accomplish this high-visibility preservation project that has attracted major national media attention. To meet these challenges within tight time constraints our project manager and superintendent worked closely with the National Park Service and specialty subcontractors. This project won both an Award for Excellence and Special Award from the Associated Builders Contractors. In 2012 Grunley in association with Perini Management Services began repairs to correct damage to the Washington Monument sustained in a 2011 earthquake that hit the Mid-Atlantic region. The scope of work included removal of loose stone fragments securing loose pieces of stone with drilled anchors stone patching via Dutchmen and or mortar patches crack repairs via sealant andor epoxy injection and removal and replacement of the lightning protection system at the Pyramidion. The museum has been closed since 2004 due to a deteriorat- ing roof and failing infrastructure. This phase was the second of three and provided the structure and repairs necessary to perform the complete interior restoration. The building opened in 1881 and is the second oldest Smithsonian building on the Na- tional Mall. Interestingly in 1976 Grunleys predecessor firm Grunley-Walsh Construc- tion restored the interior of this historic museum to its original appearance. Grunley was honored to have been selected to restore this beautiful building once again. Grunley replaced the existing copper and slate roofing with 20 gauge stainless steel and new slate to match the existing patterns. Additionally all of the roof ornaments were restored and reinstalled including several galvanized metal finials that were original to the building. The key strategy to the success of this project was the use of temporary scaffold decks. The scaffold decks provided the necessary work platform and acted as temporary roofing and lateral bracing of the exterior walls. Protecting the historic fabric was of the utmost importance and the scaffold decks played a major role in this effort. Other scope items included demolition of the non-historic wall and floor in-fills to restore the museums vast exhibit space installation of new steel masonry and con- crete structural elements to improve seismic wind blast and snow load performance replacement of the existing windows and skylights with blast rated window assemblies and sub-frames exterior masonry and stone restoration installation of new roof drain- age snow melt and lightning arrest systems and fire protection upgrades. The project is seeking LEED NC 2.2 Gold certification. The museum remained open and fully operational during the construction process. As part of the National Mall the National Museum of American History is listed on the National Register of Historic Places. This research and technology campus was a five-phased project built on 80 acres sur- rounded by woodlands and wetlands. The new C4ISR campus consists of nine new buildings totaling 1.5 million square feet Building A - A 242000 square foot three-story laboratory building Building B - A 250000 square foot five-story GMS Tower Buildings C and D - Two five-story Headquarters buildings totaling 488000 square foot Building E - An 18000 square foot in-ground auditorium featuring a green roof and curtainwall system Building F - A 360000 square foot five-story C2CNT building Building G - A two-story 70000 square foot Mission Training Facility Buildings H and J - Two metal buildings totaling 63000 square foot These buildings include administrative spaces conference rooms SCIF rooms classrooms a media center a wellness center a visual and performing arts area and a security office. The project also included an extensive site and utility package i.e. roads utilities parking and landscaping. The project earned LEED NC 2.2 Certified status. The design maximized green space vistas and daylighting and minimized site disturbances. The buildings intercon- nect with each other through connecting bridges. In order to provide natural shade and maximize energy efficiency green screens with ivy growth and sunshades were installed on the exterior faces of four of the buildings. Our scope also included a tenant build-out that consisted of secured offices and a large secured data center. The existing brick building faades were removed and replaced with precast concrete panels and braced for blast resistance in accordance with federal Anti- Terrorism Force Protection requirements. The windows were also removed and replaced with high performance units. The roof and metal deck beneath it were replaced and thermally improved. New entry glazing systems with an integral canopy were also added to improve the visual impact of the building. The core areas were completely renovated to include upgrades to the stairs restrooms and electricalcommunication closets. Building mechanical and electrical systems were completely replaced with modern and efficient systems. All interior lighting systems were demolished and replaced with new systems. Emergency generators power distribution switchgears and transformers and UPS systems were also installed to support the mission critical functions. Sitework involved significant improvements to the new storm sewer systems sanitary systems domestic and fire water services curb and gutter underground electrical service site lighting access roads parking areas ADA improvements security fencing hydraulic vehicle arrest barriers and anti-ram bollards. Additionally Grunley constructed a new wing on the southwest side of the original 19th century mansion. The museum houses 11 galleries for the exhibition of its permanent collection and for regularly scheduled specialty and traveling exhibits. It provides one of the largest and most comprehensive venues of fine sporting art in America. Due to the nature of the tight urban site and shallow foundations of neighboring buildings underpinning of adjacent structures was required. The building faade features brick veneer with punched windows along with full height vertical bays with glass and metal cladding. The design combined features reminiscent of a historic brick warehouse with the look of a modern glass structure which compliments the surrounding architecture of the U Street Historic District. The luxury apartments feature floor to ceiling glass porcelain tile and hardwood floor- ing and highly efficient variable refrigerant flow HVAC systems which allows indepen- dent control and simultaneous heating and cooling in different units. All units have gourmet kitchens with stainless steel appliances granite countertops and custom cabinetry. The building includes a common penthouse level consisting of ancillary indoor space and a landscaped roof deck with views of Washington DC monuments. This cast-in-place concrete structure will feature a glass curtain wall with metal panels and high-efficiency building systems. All residential units have gourmet kitchens with stainless steel appliances granite countertops and custom cabinetry. Building amenities include a fitness center yoga room zen garden rooftop pool and community rooms. The project includes the renovations and alterations of an existing 13-story office building with mechanical penthouse and six below grade levels. This multi-phased challenging construction project will be performed within the fully occupied facility with the primary consider- ation being the continuity of the IMF mission. Preconstruction services included constructability reviews value engineering site logistics planning and other design phase services. Grunleys scope of work is divided into 11 phases. Construction activities within the 1400000 square foot building will include selective demolition hazardous materials abatement full interior general construction re-roofing major structural modifications and upgrades to mechanical electrical plumbing and fire protection systems. Grun- ley will replace the telecommunications security and fire life safety systems and will perform a full tenant fit-out. The project will seek LEED NC Gold v3.0 certification. INTERNATIONAL MONETARY FUND HEADQUARTERS 1 BUILDING RENEWAL Washington DC OWNER International Monetary Fund DATE OF AWARD March 2013 COMPLETION DATE December 2016 CONTRACT AMOUNT Undisclosed ARCHITECT Skidmore Owings Merrill Grunley renovated the faade and performed sitework at 1401 New York Avenue NW Washington DC. The private building owners Wereldhave USA and their subsidiaries own various commercial properties around the world. The project involved installing a waterproof membrane over the existing brick faade followed by a new framework to support the new stone cladding. The stone cladding consisted of a thin natural stone veneer reinforced with an alumi- num honeycomb epoxied to the back of the stone to improve the strength. Double 12 and triple 3thick anodized aluminum tubing was then installed over the stone veneer to provide architectural detail. Grunley replaced the glazing throughout the building with double glazing to improve the energy efficiency of the building. A new building entrance was installed with bal- anced doors and a new curtain wall system. The building streetscape was improved by the installation of granite slate and concrete pavers along with planting of new trees. The existing building is a six-story office building. The building was constructed in 1979 and had minor repairs and renovations done previously. The Owner wished to elevate the architectural presence of the building with the tenants still in the building. The design goals were to create a new contemporary image for the building and el- evate the character of this office building without interrupting the day to day opera- tions of the tenants. Grunley createdswingspace for the tenants. The temporary space included usable office layouts phone service data lines temporary heat and finishes to match existing. Demolition and construction ofswingspace was performed at off-hours to insure there was no work day interruption to the tenants. Grunley provided construction management services for the 122000 square foot Cassell Hall on the campus of American University. Cassell Hall is a multi-story 355 suite-style bed student residence consisting of one eight-story wing and one seven-story wing in an L-shaped configuration. Grunley was responsible for the entire construction of the building including but not limited to the following Foundation and excavation Structure and faade All interior fit-out All plant and equipment including tie-ins with existing utilities Fitness center Exterior and hardscape components of the building The building is a concrete structure with five floors of post tensioned concrete slabs. The building envelope is wrapped in precast and curtain wall and contains two elevators. The construction of the hall while not difficult to assemble in the classic sense posed significant logistical challenges including moving up-sizing and tapping the existing gas line that feeds a neighboring residence hall building on a site that is situated atop a steep elevation drop on the back side erecting the building less than 100from the office of American Universitys president and amidst one of Washingtons several busy universities. Additionally the road that was used for staging and deliveries had to be maintained for student move-out and move-in during the summer and fall respectively. The project is seeking LEED NC 2.0 Gold certification. For this project Grunley was responsible for the following Complete construction of the new four-story addition 53000 square feet effectively doubling the size of the building Connection of the additions mechanical loop to the Katzen Arts Centers chillers and boilers to reduce Nebraska Halls energy usage Upgrade to the existing buildings keying system to integrate with that of the addition and the university at large Pre-fabricated engineered structural plank deck system Rooftop solar hot water services reducing the buildings energy usage Full monitoring of new equipment via seamless integration with the existing buildings automated building management system LEED NC 2.0 Gold certification compliance Grunley completed construction of the features above while surrounded by a university and off-campus residential setting. The technical challenges were superseded by the logistical ones. American University is situated in the heart of northwest DC and surrounded by major thoroughfares unaffiliated residential buildings and significant pedestrian and automobile traffic. American University has started a major development initiative to provide expanding services to its student body. Parkinson Construction is the largest self-performing African American minority-owned contractor in the entire Washington DCBaltimore area. The school is five stories and houses more than 600 students. The scope included Mechanical Plumbing Electrical Life safety Security Telecommunication Energy efficiency Architectural finishes Commercial kitchen Total window replacement Grunley also built a new amphitheater stormwater management system infrastructure playground basketball court and two parking lots. MOTEN ELEMENTARY SCHOOL MODERNIZATION Washington DC OWNER District of Columbia Public Schools DATE OF AWARD November 2011 COMPLETION DATE August 2012 CONTRACT AMOUNT 22M ARCHITECT Lance Bailey Associates Inc. Grunley successfully completed renovations and additions to Fairfax High School. The project consisted of the renovation of 350000 square feet of existing school space and the construction of three new additions totaling 73000 square feet and extensive sitework. The renovation portion of the contract updated 11 areas of the school building five of the areas were classroom space with the remaining spaces made up of athletic locker rooms the main gym cafeteria auditorium and an auto shop. The first of three additions is a one-story 8000 square foot space consisting of seven new classrooms. This addition was one of the architectural highlights of the project consisting of a two-story light monitor and curtain wall system at the main entrance. This design element was utilized throughout all three new additions on the building. The second addition is a 24000 square foot science wing consisting of 12 laboratory spaces and teachersoffices. The third addition is two-stories 41000 square feet and located at the front of the school which serves as the main entrance to the building. It contains all the administrative offices of the school the new media center and the library space. The school and nearby Westover Library were reconstructed as a single environmentally sustainable building that preserved the schools historic facade and nearly all of the sites existing open space. The existing structure consisted of the original 1938 building which was a red brick elementary school and numerous additions constructed in the 1940s 1960s and 1990s. After Grunley selectively separated the original 1938 building and demolished all of the additions the existing building facade was preserved and restored. Our team carefully salvaged brick from demolition and reused it matched newly installed brick to the existing building and built a new wood cornice on the existing building to match the original. Grunley took great care working around existing historical components of the faade and converted the original entrance to a window wall. In addition Grunley accumulated enough points for LEED NC 2.0 Silver by including sustainable features such as a photovoltaic roof system and by using natural light to enhance the space and improve the quality of the indoor environment. REED SCHOOL WESTOVER LIBRARY RENOVATION AND ADDITIONS Arlington VA OWNER Arlington Public Schools DATE OF AWARD March 2008 COMPLETION DATE August 2009 School October 2009 Library CONTRACT AMOUNT 18.9M ARCHITECT cox graae spack architects PROJECT AWARDS Associated General Contractors of Metro Washington Best Sustainable Project of the Year - New Construction 2010 Mid-Atlantic Construction now McGraw-HillENR Award of Merit Best of 2010 Awards K-12 Education 2010 This 130000 square foot project within an existing post office building at National Airport required the gutting of existing offices demolition of mezzanine space and structure and the construction of new office space and two story open bay space for baggage handling testing systems infrastructure for the Transportation Security Agen- cy TSA. The work included two garage areas with loading docks for vehicles to access the facility and transport the baggage screening systems infrastructure. Grunley was the construction contractor for the baggage handling system design-build integrator Vic Thompson Company. The TSA leased the 130000 square foot space to create a testing capability that can emulate operational environments in order to integrate and evaluate technologies processes procedures and staff. The facility supports the TSA Office of Security Tech- nology in this effort. The space provides a testing atmosphere for different baggage and passenger screening technologies including outbound passengers baggage and cargo movement from arrival to departure. The space is a two-story open warehouse style structure. This project was executed using a phased design and construction process. In order to meet the aggressive schedule much of the baggage handling systems equipment was installed prior to the completion of surrounding finishes and MEP infrastructure. Included in the work was the modification of the existing elevator shaft and replace- ment of the elevator cab masonry walls finishes mechanical electrical fire alarm and lighting controls to meet energy efficiency goals. This project included the demolition renovation and construction of new SCIF space offices and storage area in existing building 19 as well as the demolition of exist- ing building 61 and construction of the new concrete mechanical building 61. BUILDING 19 Grunley performed selective demolition on 39000 square feet of the lower level of the building in preparation of the new construction. The entire space was completely shielded as well isolating the building core from this SCIF rated space. Raised floor systems were installed to support LAN rooms. Separate cooling systems were installed to also support the LAN rooms. The entire area was provided with normal emergency and UPS power systems. Intrusion detection and access controls were installed. BUILDING 61 This portion of the work included demolition of an existing building that houses me- chanical equipment and systems and the construction of a new mechanical services building. The 7200 square foot concrete building includes a 6thick mat-slab sheet- ing and shoring new utilities new mechanical electrical and plumbing equipment and services. In addition this building received a green roof and has some ornamental metal work that was designed to screen the cooling tower from view on Nebraska Avenue. Samaha Associates Inc. led the architecturalengineering team that also included ADTEK Engineers AMT and Associates Mendoza Ribas Farinas and Associates The Fort Myer Child Development Center is a 51000 square foot state-of-the-art center designed for almost 500 infants to school aged children. The facility includes radiant heated floors in the infant modules computer rooms activity areas a large multi-pur- pose room and two commercial kitchens. The project is seeking LEED Gold certification. Extensive site work was performed to accommodate the new buildings. All buildings roads and parking was designed to meet anti-terrorismforce protection requirements. The project required maintaining power and communications personnel access and security. The facility provides child care family home care pre-school enrichment programs and before and after school programs for approximately 300 military personnel children. The building was designed to achieve a LEED 2.2 Silver certification. The new center was designed to allow plenty of natural lighting into the corridors and have a homelike feel. The child activity rooms are inviting and provide a conducive learning environment. Activity rooms are grouped by age ranging from infant to toddler. Other spaces include support staff offices and a full service kitchen. The exterior has a residential character using a brick faade metal panel roof and aluminum framed doors and windows. OWNER Naval Facilities Engineering Command Washington DATE OF AWARD November 2010 COMPLETION DATE February 2013 CONTRACT AMOUNT 15.5M ARCHITECT The Lukmire Partnership CHILD DEVELOPMENT CENTER AT PAX RIVER Patuxent River Naval Air Station This project involved the design and construction of a total of 13000 square feet in building additions connected to an existing 34000 square foot Secure Compartmented Information Facility SCIF facility. The new office addition was designed to a minimum DCID 69 Physical Security Standards for SCIF. It includes space for research and administrative functions workstations and private offices conference suite training room restrooms kitchenette support areas and engineering and communication spaces complete with all associated mechanical electrical plumbing and fire protectionlife safety systems. The new secured entrance addition consists of a significantly expanded Access Control Center ACC moving the functions outside of the building and providing a SCIF access hallway between the addition and existing building. The existing ACC facility located within the facility will be renovated for office support and engineering spaces. Telecommunication cabletrays conduits and wires and a telecommunication closet were installed to support the new office area and conference room. Utilities necessary to support the new additions were installed and tied to the existing systems. The existing back-up power grid was extended to support the new spaces. Site improvements included the re-grading of the site to accommodate the building additions and a new 30-car surface parking lot. The project meets Federal energy conservation criteria. OWNER U.S. Army Corps of Engineers Baltimore District DATE OF AWARD October 2008 COMPLETION DATE October 2010 CONTRACT AMOUNT 5.4M ARCHITECT Einhorn Yaffee Prescott ARMED FORCES MEDICAL INTELLIGENCE CENTER ADDITIONS Fort Detrick MD This project consisted of the design and construction of an Emergency Services Center for police fire and emergency forces located at Fort Belvoir Army Base Virginia. The Fire Station is composed of three main types of functional areas Apparatus Bays the high bay area where the vehicles are stored Residential area where the firemen sleep shower eat and relax and Administration area the area where the offices and training are located along with the only area accessible to the public The Fire Station serves two companies and accommodates five emergency vehicles with 200 square yards for organizational vehicle parking. The facility covers an area of approximately 5 acres. The building was designed with architectural planning and circulation considerations for fire station and emergency services usage. The build- ings pre-engineered metal apparatus bays are 20high and accommodate emergency vehicles and fire engines which provide emergency services for the Fort Belvoir base. The center earned LEED NC 2.0 Silver certification. OWNER U.S. Army Corps of Engineers Baltimore District DATE OF AWARD February 2009 COMPLETION DATE October 2010 CONTRACT AMOUNT 6M ARCHITECT Zivic Hurdle Architects FORT BELVOIR EMERGENCY SERVICES CENTER Fort Belvoir VA This project involved the construction of a new MARC station building in Edge- wood Maryland with full architectural mechanical and electrical support ameni- ties including water sanitary natural gas electrical emergency power and com- munication lines connecting service mains along Old Edgewood Road with the station. Two new shelters were added one features a built-in lift. The entire main parking lot was repaved and a new stormwater management system was installed underneath. Complex ADA ramps were constructed on both the southbound and northbound sides of the station making the facility ADA-compliant for the first time in its history. The new construction was performed without a single interruption to commuter traffic.
